Architectural Design Guidelines

These following guidelines apply to residential and multi-tenant dwellings within Kensington Greens.

Kensington Greens has been designed to be a distinctive community with pleasing streetscapes and quality home construction. Uniquely, all homes are planned to minimize the protrusive appearance of front-yard garages, creating a more pleasing street view for both homeowners and neighborhoods.

Exterior finishes

Stone front detail of houseFront elevations shall be finished with brick, stonework, stucco or siding or combinations as approved by the Developer. If a house is all stucco or siding then appropriate trim boards, moldings , detailing, etc. are to be used as approved by the Developer.

All homes with rear alley access shall feature a front veranda. Special consideration will be given to unique plans without a veranda, however in these cases each plan must be reviewed and approved by the Developer.

Colours

All colour schemes are to be approved on a home-to-home basis.

Garages and Driveways

All homes with street access must have at least a double attached garage. All homes with rear alleys must have rear garage access only from the alley, and the garage does not have to included as part of the initial home construction.

Driveway locations are pre-specified for all lots as shown on the approved grade plan. Front driveways are not permitted on lots with rear alley access.

Siting/Setbacks

Regular Lots:

Front Yard: 6.0 m
Sideyard: 1.2 m minimum, total of both sides 2.4 m
Rear Yard: 5.0 m

Rear Alley Lots:

Front Yard: 3.0 m
Sideyard: 1.2 m minimum, total of both sides 2.4 m
Rear Yard: 5.0 m

Kensington Greens is zoned DCD (Direct Control District). City of Regina zoning regulations, local easements and encumbrances shall be respected. DCD zone is the same as a R1 zone with the exception of the 3 m front yard setback for rear alley lots.

In order to avoid a garage dominated streetscape the following rule shall apply to all homes in Kensington Greens that feature a front attached garage. The rule is known as the “4 foot rule”–defined as follows:

No garage shall protrude more than 4 feet past the front face of the home if the home does not have a front veranda. If a front veranda is featured on the home that the garage shall not protrude more than 4 feet past the front of the veranda.

All rear alley homes should feature a front veranda to add to the quality of the streetscape for Kensington Greens.

Approvals

All house plans shall be approved by the developer–c/o Yagar Developments Inc., 3249 East Gate Drive, Regina, SK.

The Developer may at its sole and absolute discretion, waive or change in whole or in part any requirement respecting the architectural guidelines. Although the intent of the architectural guidelines shall not be altered, design cirteria, exterior finishes and colours outlined shall be reviewed from time to time and changes may be implemented by the Developer without notification. The Developer has the sole right to approve or not approve any plan proposed for Kensington Greens.
